Calculation details

How the estimate works

The income estimate multiplies gross household income by your chosen multiple. The budget estimate finds the repayment mortgage supported by your monthly spare income at the entered interest rate plus the rate rise. The result is the lower of the two. Deposit is then added to show a property budget before buying costs.

Repayments and rate changes

Repayments use a capital-and-interest mortgage with monthly compounding and payments at month end. Each rate scenario assumes that rate lasts for the whole term. Actual lenders may calculate interest daily, and a fixed deal normally ends before the mortgage term. Fees added to the loan, interest-only products, insurance and early repayment charges are excluded.

What lenders check

Income multiples are only a rough guide. Lenders assess eligible income, existing commitments, dependants, credit history, employment, age, term and the property. A result here is not a credit decision, personalised recommendation or agreement in principle. No credit search is performed.

Deposit and buying costs

The calculator does not impose a minimum deposit or check product eligibility. A larger loan-to-value ratio may limit the mortgages available. Reserve money for legal fees, surveys, moving costs and any Stamp Duty Land Tax, Land and Buildings Transaction Tax or Land Transaction Tax before entering your deposit.

Example

A £200,000 repayment mortgage at a constant 5% over 25 years costs about £1,169.18 a month. At 8%, the same balance and term costs about £1,543.63 a month. These are rate scenarios, not available offers.

Limits

This is a budget model for a residential repayment mortgage, not regulated mortgage advice. It does not assess creditworthiness or future changes in household circumstances. Your home may be repossessed if you do not keep up repayments on your mortgage.
