Single residential purchase by individuals, current rates, no linked transactions, transitional contracts, corporate ownership or rent/lease charges. First-buyer relief assumes all purchasers qualify. Additional-property status must be assessed separately; replacing a main residence may change it. Non-UK status adds the England/NI SDLT surcharge only. Compare regions at the same price; this is not a transaction-specific tax assessment.

Calculation details

Regional taxes

England and Northern Ireland use SDLT, Scotland uses LBTT and Wales uses LTT. Each has different marginal bands. Additional-property treatment is also different. The calculator applies the same price and buyer status across all three for comparison.

First-time buyers

Eligible England/NI purchases up to £500,000 use a £300,000 zero-rate band; over £500,000 there is no relief. Scotland raises the zero-rate band to £175,000. Wales has no separate first-time buyer relief. All relevant buyers must meet the eligibility conditions.

Example

A £300,000 standard purchase gives £5,000 SDLT, £4,600 LBTT or £4,500 LTT. Additional properties produce different liabilities.

Limits

Current-rate, single-dwelling purchases by individuals only. No mixed-use, linked transactions, corporate ownership, lease rent, transitional contracts or other reliefs. Replacing a main residence, overseas ownership and refunds require separate assessment. SDLT and final LBTT are rounded down to whole pounds; LTT is shown to pence.
